Welcome to Postcodewise. Postcodewise is operated by Digitsflow LTD ("Company", "we", "our"). Digitsflow LTD is a private limited company registered in England & Wales under company number 16330711. Postcodewise operates as a fully remote digital service. Our address at Suite A, James Carter Road, Mildenhall, Bury St. Edmunds, IP28 7DE is our statutory Registered Office maintained for official government mail and formal legal notices only. There are no public customer counter facilities or physical walk-in services at this location; all customer support, technical inquiries, and billing matters are conducted digitally through our platform and official email channels.

• "Company" – Digitsflow LTD.
• "Postcodewise" – The Postcodewise product suite: interactive UK postcode reports, spatial tooling, the Postcode AI Assistant, Floor Planner studio, SiteScout catchment intelligence, programmatic REST APIs, widgets, and collaborative organisation workspaces (including geo-referenced surveys and location CSV uploads).
• "User" – Anyone who browses the website, creates an account, activates an API key, configures a workspace, initiates an AI inquiry, uploads data, or otherwise interacts with Postcodewise.
• "Services" – All presently offered Postcodewise features, including postcode reports, AI inquiry endpoints, Floor Planner canvas tools, SiteScout catchment analytics, developer tooling, and authenticated workspace subscriptions.
• "Postcode AI Assistant" – The natural-language conversational AI assistant and inquiry endpoints providing contextual location summaries grounded in open government datasets.
• "Floor Planner" – The visual studio floor plan drawing, 2D/3D canvas rendering, and room scanning features.
• "Mobile Applications" – The native mobile applications (iOS and Android) and companion mobile APIs (/api/mobile/*) enabling postcode intelligence, maps, and floor plan review on mobile devices.
• "Scorecard Widgets & Plugin" – The embeddable Postcodewise scorecard iframes, JavaScript widgets, and the WordPress plugin (postcodewise-widget) allowing website publishers to display location ratings and capture local inquiries.
• "Community Content & Business Reviews" – Postcode area comments, helpfulness votes, and user reviews submitted regarding businesses listed in the Companies House open business directory.
• "Passkeys" – FIDO2 / WebAuthn cryptographic authentication credentials stored on your local device for secure, passwordless authentication.
• "SiteScout" – The commercial catchment intelligence, footfall approximation, demographic scoring, and SWOT analysis tool.
• "Map Studio & Shareable Maps" – The spatial canvas, pin plotting tools, shape/territory drawing features, UK boundary overlays, and public shareable links (/m/{token}) allowing users and guests to generate interactive maps.
• "Credits & Quotas" – Metered usage entitlements provisioned to accounts, including complimentary and purchased website report credits, AI query credits, and API monthly lookup quotas.
• "Open data" – Third-party or public-sector datasets surfaced or merged into outputs (e.g. Department for Education, Police.uk, Office for National Statistics, Royal Mail PAF, Land Registry, OpenStreetMap); licensors’ terms apply in addition.

Postcodewise respects your privacy and complies with UK GDPR and PECR. Our Privacy Policy describes how personal data are collected and used. Our Cookie Policy explains cookies and comparable technologies on the domain.

By browsing Postcodewise you acknowledge our use of strictly necessary cookies; further analytics or advertising cookies rely on lawful grounds and where required your consent banner choices.

Postcodewise provides both complimentary and paid tiers. Verified registered accounts receive complimentary monthly report credits (5 distinct postcodes per calendar month) and initial AI query credits (5 complimentary queries upon verified phone registration). Developer API starter keys include 50 complimentary lookups per month.

Offered Subscription Ladder: Subscriptions are billed on a recurring monthly basis via Stripe against the Workspace as the billable entity:

• Pro (£15/month): Includes 100 AI location queries/month with a 1-month rollover allowance (up to 200 credits accumulated), 10 location uploads (up to 50,000 rows each), and unlimited Floor Planner studio access.
• Business (£45/month): Includes 500 pooled AI location queries/month with a 1-month rollover allowance (up to 1,000 credits accumulated), customer surveys (10,000 responses/month), multi-seat team workspace, and 5,000 developer API lookups/month.
• Legacy & Standalone Plans: Maintained for existing grandfathered subscriptions: Floor Planner (£5/mo), Postcode Intelligence (£9/mo), Location Uploads (£19/mo), Developer API Pro (£29/mo), Customer Surveys (£39/mo), and the all-inclusive Bundle (£79/mo).

One-Off AI Credit Packs: Workspaces and verified users may purchase non-expiring AI query top-up packs via Stripe Checkout: Starter Hunter Pack (50 queries at £4.99), Power Hunter Pack (200 queries at £12.99), or Agency Starter Pool (500 queries at £29.99). Purchased credit packs do not expire while your account remains active.

Cancellations & Billing Cycles: Cancelling an active subscription halts renewal for the subsequent billing cycle; access remains active until the end of the paid period. We do not pro-rate or refund partial billing periods unless agreed in writing or required by law.

Digital Content & Metered Services Exception: Because AI queries, API calls, and bespoke PDF exports are executed and delivered immediately on demand, your statutory right of cancellation under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 does not apply to metered services, credit packs, or digital reports once performance has begun with your consent.

You must comply with applicable law, respect third-party intellectual property, and avoid introducing malware, viruses, or automated scripts that degrade service performance.

Account Integrity & Phone Verification: To protect our platform from abuse, spam, and sybil account farming for free credits, we require mobile phone number verification via one-time SMS passcodes upon registration. You warrant that you provide a genuine, active mobile phone number registered to you. Using virtual VoIP numbers, disposable burner numbers, temporary SMS inboxes, or automated scripts to create duplicate accounts is strictly prohibited. We reserve the absolute right to terminate fraudulent accounts immediately, revoke active subscriptions, and forfeit all accrued credits without refund.

Account Verification Lifecycle & 30-Day Expiry: All user registrations require email address verification to confirm account ownership and activate platform features. Unverified accounts receive automated reminder notifications and must be verified within thirty (30) calendar days of initial registration. If an account remains unverified upon expiry of the 30-day grace period, the account, authentication credentials, and all associated workspace allocations are permanently and irreversibly terminated and expunged.

Unauthorised Sign-Up Protection ("Didn't Sign Up?"): If an individual receives a verification or reminder communication for an account they did not create or authorise, the recipient is provided with a secure, instant cancellation link. Activating this link immediately cancels the unverified registration and permanently deletes the associated user record, ensuring no further communications are dispatched and protecting the recipient's email address from unauthorised appropriation.

Account Inactivity, 3-Year Deletion & 6-Year Statutory Financial Retention: Accounts that record no authentication activity for three (3) consecutive years and have no associated payment or billing transactions are automatically and permanently terminated, subject to a thirty (30) day prior notice sent to the registered email address. Where an account or workspace has engaged in financial transactions (including subscription payments, credit pack purchases, or invoice settlements), transactional and accounting records are retained for a mandatory statutory period of six (6) years from the transaction date pursuant to the Taxes Management Act 1970 (s.12B) and the Companies Act 2006 (s.386). During prolonged dormancy exceeding three (3) years, such accounts are placed into a protected "Deactivated" state with active sessions and recurring reports paused. Deactivated account holders may reactivate their account upon logging in via the account reactivation screen.

AI Assistant & Autonomous Agent Acceptable Use: You agree not to use the Postcode AI Assistant or Model Context Protocol (MCP) tooling to submit unlawful, harassing, defamatory, or harmful prompts. You must not attempt prompt injection, jailbreaking, extraction of underlying system prompts, or programmatic scraping outside published API quotas. Autonomous agents must identify themselves via standard User-Agent headers and adhere strictly to rate limits.

Community Content & Business Reviews: When submitting comments on postcode areas or reviews regarding companies in our business directory, you warrant that your submission is truthful, fair, based on genuine first-hand experience, and not posted for commercial sabotage, competitor disparagement, or extortion. Submitting defamatory, abusive, or fraudulent reviews is strictly prohibited and subject to immediate account termination.

System Security & Computer Misuse Act 1990: You must not introduce, transmit, or distribute any viruses, trojans, worms, logic bombs, or other technologically harmful materials into our infrastructure or to other users. You must not attempt to gain unauthorised access to Postcodewise servers, databases, computers, or user accounts, nor attack the website via denial-of-service attacks. Unauthorised use of this website, its APIs, or underlying systems may give rise to a claim for damages and/or constitute a criminal offence under the Computer Misuse Act 1990.

Email & Communications Acceptable Use: When using workspace surveys, email invitations, or inquiry widgets, you must comply with UK electronic marketing law (including the Privacy and Electronic Communications Regulations 2003 / PECR). You must not transmit unsolicited commercial communications (spam), chain solicitations, phishing campaigns, or harvest recipient addresses without valid consent.

We may modify, suspend or retire features to maintain security, performance or compliance. For changes that materially reduce rights you have already purchased, we will give reasonable advance notice (typically at least 30 days) unless an emergency fix or legal requirement demands otherwise.

Service Availability Disclaimer: Every reasonable effort is made to keep Postcodewise up and running smoothly. However, Digitsflow LTD takes no responsibility for, and will not be liable for, the website, APIs, or workspace tools being temporarily unavailable due to scheduled maintenance, cloud infrastructure outages, or technical issues beyond our reasonable control.

Service Retirement & Company Wind-Down: If Digitsflow LTD permanently retires the Postcodewise service, or in the event of the company's dissolution, we will publish reasonable advance notice on this website — as a minimum target, thirty (30) days for free features and at least ninety (90) days for any content carrying an outstanding one-off purchase (such as Permanent Maps) or an active subscription period. Throughout that notice period we will keep the map GeoJSON export facility available so your content remains retrievable, and we will honour any statutory rights that survive. Paid features are sold as hosting for the life of the service; they do not create an obligation on Digitsflow LTD to operate the service indefinitely.

These Terms, and any dispute or claim (including non‑contractual disputes or claims) arising out of or in connection with them or their subject matter or formation, shall be governed by and construed in accordance with the laws of England and Wales. You and Digitsflow LTD agree to attempt resolution through mediation before pursuing legal action. If mediation fails, the courts of England and Wales shall have exclusive jurisdiction.

Nothing in these Terms limits or excludes liability for death or personal injury caused by negligence, fraud, or any other liability which cannot lawfully be limited. Subject to the foregoing, Digitsflow LTD shall not be liable for any indirect, consequential, special, or pure economic loss, or any loss or damage whatsoever arising from loss of data, loss of business, loss of anticipated savings, or loss of profits arising out of, or in connection with, the use of this website, APIs, or factual datasets.

No Professional Advice: All materials, metrics, AI responses, maps, and property reports provided on Postcodewise are strictly for general informational and conceptual guidance. They do not constitute:

• Chartered surveyor (RICS) structural surveys, condition reports, or official property valuations;
• Architectural blueprints, structural calculations, or building control compliance submissions;
• Legal advice, title defect analyses, or conveyancing counsel;
• Mortgage underwriting, insurance eligibility, or financial investment advice.

No Warranty on AI Outputs or Public Datasets: Generative AI models operate on statistical language probability and may occasionally hallucinate, omit nuances, or reflect stale government data. Users and businesses must independently verify all local facts and instruct qualified professional advisers before entering into property purchases, leases, or financial commitments.

User-Generated Content & Defamation Shield (UK Defamation Act 2013, s.5): Comments on postcode areas and reviews in the business directory represent the personal opinions of individual users and do not express the views, endorsements, or assessments of Digitsflow LTD. Digitsflow LTD acts as a hosting intermediary. If you believe any review or comment is defamatory, false, or infringing, please notify our team at [email protected]. We operate a prompt notice-and-takedown procedure and reserve the right to unpublish, edit, or delete any content at our sole discretion without liability. Users grant Digitsflow LTD a perpetual, irrevocable, worldwide, royalty-free license to host, display, index, and moderate all submitted content.

Third-Party Property Portal Independence: Postcodewise and its browser extension are independent analytics and intelligence tools. Postcodewise is not affiliated with, sponsored by, endorsed by, or partnered with Rightmove Group Ltd, Zoopla Ltd, OnTheMarket, PrimeLocation, or OpenRent. All portal trademarks belong to their respective owners.

Software, UX assets, compilations of metrics and explanatory copy created by Postcodewise are owned by Digitsflow LTD or licensors and protected under copyright, trademark and neighbouring rights. Outputs may embed or reference open government or third‑party data that remain subject to their original licences—you must honour attribution clauses where applicable. Reverse engineering SaaS internals except to the extent permitted by law is prohibited without written consent.

The Postcodewise name and logo are the copyright and property of Digitsflow LTD. You may not use, reproduce, publish or display the Postcodewise logo or name without the prior written permission of Digitsflow LTD. Official logo files and the permission process for media and press are set out on our Brand Assets page.

AI assistants, crawlers & attribution: Public Postcodewise content may be accessed by AI assistants, AI crawlers and search engines that respect our robots policy (robots.txt and llms.txt), so that search results and AI answers can surface our location intelligence. However, nobody may copy our website content and pass it off as their own: any person or organisation that reproduces, republishes or is materially based on Postcodewise content — in a publication, dataset, product, website or AI-generated output — must reference the source as Postcodewise — Digitsflow LTD with a link to postcodewise.co.uk.

No direct copying or systematic extraction: Other than the automated AI and search access above, reproduction permitted under the embedded open‑data licences (which travel with the underlying public‑sector data), or our prior written permission, you must not copy, republish, scrape, harvest, bulk‑download or systematically extract Postcodewise content, metric compilations or editorial copy — whether manually or by automated means. Our rights include copyright and database rights in our compilations and databases; substantial extraction or re‑utilisation of their contents without permission and attribution infringes those rights. Breaches may lead to access blocking, account suspension and any remedy available at law or in equity, in addition to the PDF redistribution remedies in section 10.

Postcodewise lets you download a server‑rendered PDF copy of any report you have permission to view. Each PDF is generated on demand by Digitsflow LTD, watermarked, and stamped with a unique secret code that identifies the originating user, IP address and timestamp. The PDF is licensed to you for personal reference and internal decision‑making. It is not a free‑for‑all redistribution licence.

• Personal use only. You may keep, print and share the PDF with your household, advisers, mortgage broker, solicitor or other professionals acting for you in connection with that property decision. You may not publish the PDF (in whole or in substantial part) on a public website, intrude it into a third‑party product, or distribute it as part of a commercial report without our written consent.
• Account freeze for public redistribution. Publicly republishing, scraping, repackaging or otherwise making the PDF (or any substantial portion of it) available to an audience you do not personally know — including on a public website, in a published report, in advertising, in a commercial dataset, on social media or in any AI training set — is treated as a material breach. In that event we may, at our sole discretion and without further notice:
  • freeze, suspend or terminate your account immediately;
  • revoke all active subscriptions and any unused workspace credits;
  • retain and not refund any funds credited to your account, including unused subscription time, prepaid credits and outstanding balances;
  • block future sign‑ups from the same email domain or payment instrument;
  • pursue any additional remedy available to us at law or in equity, including damages.
• No statutory right of withdrawal. Because the PDF is generated on demand and bespoke to the postcode you requested, the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 right of withdrawal does not apply once the PDF has been delivered to you.
• Always attribute Postcodewise. Any onward reproduction permitted above must credit Postcodewise — Digitsflow LTD and link to postcodewise.co.uk. Removing, obscuring, repainting or modifying the watermark, footer, header, attribution block or the hidden forensic stamp breaches these Terms.
• Preserve the open‑data licences. The PDF contains public sector information licensed under the Open Government Licence v3.0 (Crown copyright and database right) and OpenStreetMap data (ODbL). Where you republish any of that material, the original attribution and licence links must travel with it. The Open Data Sources & Legal section of the PDF is always included so this attribution cannot be stripped from a redistributable copy.
• Section picker. You may use the in‑product section picker to limit which sections are exported. Selecting a subset does not remove the OGL, Crown copyright or Postcodewise attribution, which are always rendered.
• Forensic traceability. Each PDF carries an invisible forensic stamp (secret code, masked user reference, generation timestamp) and matching metadata. If a PDF is leaked or republished without permission we can use this stamp to identify the originating account. Misrepresenting the origin of a PDF or stripping the stamp is a material breach of these Terms.
• No automated scraping. Generating PDFs in bulk, programmatically, or in a way that degrades the service is not permitted. The export endpoint is rate‑limited per user; deliberate circumvention of those limits is grounds for suspension and may attract separate liability.
• No warranty as to downstream decisions. As with the live product, the PDF is informational and is provided as is; nothing in it constitutes legal, financial, property‑valuation or investment advice.
• Acceptance flow. Every download passes through an in‑product confirmation where you tick to confirm that you have read these clauses and accept the consequences of public redistribution. The acceptance (timestamp, user account, postcodes, section set) is recorded as part of the export audit row.

Where an organisation workspace configures custom surveys, uploads CSV spreadsheets, or embeds scorecard widgets capturing visitor leads, the contractual data protection roles under UK GDPR and the Data Protection Act 2018 are allocated as follows:

• Customer as Data Controller: The workspace customer acts as the sole Data Controller for all third-party personal data uploaded, ingested, or collected through surveys or embedded lead-capture widgets (/widget/lead). The customer warrants that it has established valid lawful grounds and provided appropriate transparency notices to data subjects.
• Digitsflow LTD as Data Processor: Digitsflow LTD acts strictly as the Data Processor, processing customer data only on documented instructions to provide postcode matching, metric enrichment, survey collection, or widget lead ingestion, under rigorous technical security measures.
• Indemnity: The customer agrees to defend, indemnify, and hold harmless Digitsflow LTD from any third-party claims, fines, or damages arising out of the customer's failure to comply with data protection laws in relation to data it uploads or collects.

Floor Planner Studio & Mobile Scanner: The visual studio floor plan canvas, 2D/3D visualizer, WebXR/AR mobile room scanner (/scan/{token}), and exported files (PNG, SVG, DXF) are provided exclusively as conceptual space-planning and design aids. Optical computer vision and device motion sensors provide dimensional approximations and do not produce certified architectural blueprints, measured surveys, or structural drawings. They do not satisfy UK Building Regulations or planning permission requirements without independent verification by a qualified surveyor or architect. Users, builders, and tradespeople must physically verify all room dimensions, ceiling heights, wall thickness, and load-bearing structures on site using calibrated measuring tools prior to ordering materials or commencing works. Digitsflow LTD disclaims all liability for measurement discrepancies, construction defects, or contractor costs.

SiteScout Catchment Intelligence: Catchment demographic analyses, footfall estimations, competitor proximity radiuses, and SWOT quadrant models are derived from open public datasets and statistical algorithms. They represent modelled approximations and do not guarantee retail customer volume, footfall, sales turnover, commercial viability, or business profitability. Digitsflow LTD disclaims all liability for commercial leasing decisions, property acquisitions, store openings, or business losses made in reliance on SiteScout scores.
