Land Registry Transaction Filter
We filter completed residential property transfers in the target postcode, outcode, or district sector.

Property Type Segmentation
Average sale prices are broken down across property categories: Detached (D), Semi-detached (S), Terraced (T), and Flat/Maisonette (F).

Compound Annual Growth Rate (CAGR) Projection
When multi-year sector history is available, projections over 1, 3, and 5-year horizons extrapolate historical CAGR rates. When sector transactions are low, local authority UK HPI index growth rates are applied.
Important Technical Limitations
- England & Wales Only: HM Land Registry records cover England and Wales. Scottish registers (Registers of Scotland) are tracked separately.
- Projections Not Financial Advice: Extrapolated CAGR growth projections represent historical mathematical models and are not financial guarantees or formal property valuations.
